The ComReal Miami-Doral Industrial Team led by Edward Redlich, SIOR, CCIM, and Patrick McBride, Esq. has successfully assisted Omni Transloading and Logistics (Omni) open warehouse spaces totaling 145,000 sq. ft. at Flagler Station in Medley and International Corporate Park in Doral. These three multimillion-dollar deals are all located in Class-A warehouse space convenient to transportation and logistics access points such as the Florida East Coast Railroad (FECR) and Miami International Airport. By leasing and subleasing Class-A facilities in Medley, Omni now opens more strategic locations in South Florida with prime access to the FEC Railroad, which will allow for further capitalization on the advantages of rail rates and networks throughout North America to better serve their customers. Additionally, the warehouse space in Doral gives Omni ease-of-access to Miami’s International Airport and a direct route to PortMiami.
These lease and sublease deals include a 32,200 sq. ft. subleased warehouse space (10801 NW 97 Street, Medley, FL) and a 70,000 sq. ft. free-standing warehouse (11701 NW 100 Road, Medley, FL), both located at Flagler Station, a Class-A master-planned business park development in the Medley sub-market consisting of nine million square feet of industrial and commercial space that is actively served by the Florida East Coast Railroad (FECR). The third subleased warehouse space is 42,437 sq. ft. and is located at International Corporate Park in Doral (9950 NW 17th Street).

ComReal team members Edward Redlich and Patrick McBride overcame significant obstacles in finding the warehouse space for the client, Omni, including an immediate timeline to move Omni’s 60 containers out of PortMiami before per diem fees were instated. Additionally, two of the properties were subleased, and the ComReal team was able to successfully negotiate lease rates and terms with existing tenants, Pricemart and Crowley Logistics, that were at or below the average rental rates for the area and favorable to their client.
The Medley warehouse spaces were identified by Ed and Pat before the properties were even listed on the market as available, allowing their client first-access to space directly served by the FEC Railroad in a competitive “landlord’s market.”
“On the largest deal of 70,000 sq. ft. , we were able to secure the space and backfill the entire building prior to it ever having hit the market which reduced our competition for the space and made negotiations a lot smoother,” said Patrick McBride, Esq. with the ComReal team. “During our negotiations for the initial requirement, another more immediate requirement arose for Omni and we were able to quickly locate an additional location to satisfy Omni’s needs with containers already on the ocean headed to Miami.”
