<p>ComReal Scores Again with Refrigerated Warehouse for Produce Importer</p>

<p><strong>Miami, FL&#8211; </strong>Strong efforts by the ComReal team, led by Partner and Managing Member, Edward Redlich, led to the leasing of a third Miami warehouse location for international produce importer, American Consolidation &amp; Logistics (ACL). The 93,799-sq. ft. facility located at 3200 NW 67th Avenue in the South Florida Logistics Center is one of the only controlled atmospheres for fumigation in the country. This multi-million-dollar deal gives ACL a prime location near Miami International Airport, where much of their imported produce arrives by plane.</p>
<p><em>“Our new location near MIA is critical. <p>In the Fall of 2016, Redlich and his team were retained by ACL to acquire a +/- 100,000 sq. ft. refrigerated warehouse in Miami. They began working on a comprehensive site selection of potential properties that would suit ACL&#8217;s needs including both existing warehouse buildings and vacant land for build-to-suit construction. The only building that already had the refrigeration systems installed and ready-to-go was Building #1 at South Florida Logistics Center, where ACL now operates. In addition to Miami International Airport, the property is also easily accessible to PortMiami via truck or railroad. American Consolidation &amp; Logistics moved into their new Miami cooler warehouse on April 17, 2017. <p>July 2016 – We are pleased to announce that Seafrigo, a global logistics company, is expanding   their logistics services into the South Florida market, just-in-time for the new Panama Canal. Seafrigo is headquartered in France and specializes in the food logistics industry. This Miami warehouse will be their third regional facility within the United States. One of the significant reasons that Seafrigo selected Miami for their next expansion was due to the opening of the new Panama Canal on June 26<sup>th</sup>.</p>
<p>The 30,000 sq. ft. warehouse space is located at <span style="text-decoration: underline;"><a href="https://www.google.com/maps?q=3200+nw+67th+ave+miami+fl&amp;bav=on.2,or.r_cp.&amp;bvm=bv.128153897,d.cWw&amp;biw=1366&amp;bih=628&amp;dpr=1&amp;um=1&amp;ie=UTF-8&amp;sa=X&amp;ved=0ahUKEwjim6WQhpfOAhUFbSYKHZt8AiwQ_AUIBigB">3200 NW 67<sup>th</sup> Avenue, in South Florida Logistics Center (SFLC)</a> </span>just twelve miles from PortMiami. <p style="text-align: left;">The ComReal Miami Warehouse Team is pleased to announce the successful transaction involving their client, Elite Flower Services, and their long term, lease acquisition of 107,360 sq. ft. of warehouse space at South Florida Logistics Center. Their new building is located at <a href="https://www.google.com/maps/place/3200+NW+67th+Ave,+Miami,+FL+33122/@25.8027117,-80.3074408,17z/data=!3m1!4b1!4m2!3m1!1s0x88d9b989848c8f19:0xfff27a967e4c1806" target="_blank">3200 NW 67th Avenue in Miami</a>. After searching for several years for the ideal warehouse in Miami and multiple site selections, ComReal was able to identify South Florida Logistics Center as the most economical and functional property for Elite. Obviously, the proximity to Miami International Airport (MIA) and the new state-of-the-art construction were key factors in the decision making process. In addition, the developer, Flagler, constructed the refrigeration systems upfront at their expense. Flagler also offered seasonal overflow space which significantly reduced Elite&#8217;s annual occupancy costs.</p>
<p style="text-align: left;">Chris Spear, Edison Vasquez and Ed Redlich with ComReal added more value along the way by offering lease comparables in the market, negotiations and spreadsheets with analysis on occupancy costs, amortization and tenant improvement allowances. Of the five largest transactions in South Florida involving refrigerated warehouses, ComReal has been instrumental in four of them. Their team focuses on cooler warehouses in Miami; has very good relationships with those in the perishables businesses (such as flowers, foods and pharmaceuticals); and is very involved within the industry. <p>Midway through 2013, ComReal is pleased to report that the average lease rates increased to $7.86 per sq. ft. and the vacancy rate decreased slightly to 6.4% within the Miami industrial real estate market. According to our sources, there are fewer on-the-market properties available for sale and lease. The <em>“days on market”</em> has also been dropping slightly for the past three years. Sales prices and lease rates are rising steadily over the same period. Although owners may be pleased with the values of their properties increasing, keep in mind that interest rates are also rising so prospective buyers will have a challenge affording the purchase of properties with both an increase in price plus higher interest rate.</p>
<p>There were two jumbo sales transactions during the 2nd quarter. The first was the sale of multiple class B buildings totaling 306,924 sq. ft. within Americas&#8217; Gateway Park in Doral located at the southwest corner of NW 87th Avenue and 25th Street. The sale closed in May for a total price of $23,725,000 or $77 per sq. ft. The seller was TA Associates Realty and new owner is Terreno Realty. The second sale occurred in June. Lincoln Property acquired eleven buildings totaling 846,651 sq. ft. located in the Medley submarket. The purchase price was $59,850,000 or $71 per sq. ft. The Seller was again TA Associates Realty and the buyer was Lincoln Property Company.</p>
<p>The two largest leases of the past few months were OHL&#8217;s lease of the 185,520 sq. ft. space at 10733 NW 123rd Street in Medley. This is a very impressive, brand new facility owned by IIT. The second lease deal worth mentioning was the 143,000 sq. ft. refrigerated warehouse space in Miami at 7025 NW 37th Avenue by US Cold Storage. It is also exciting to report that Building 1 at South Florida Logistics Center by Flagler Development is almost near completion.</p>
