<p>October 2020 &#8211; ComReal is proud to announce the sale of +/- 117 acres within The Homestead Park of Commerce in South Dade and welcome Copart USA to the City of Homestead! The sales price was $34,746,716. Copart was represented by the ComReal team including Ed Redlich, Ron Redlich, Chris Spear, Edison Vasquez, Mort Fetterolf and Patrick McBride. The seller, HPDG 1-4, was represented by the team at JLL. Both parties, along with their respective brokers and legal team at Holland &amp; Knight worked together to effect the transaction.The collective efforts of all parties involved helped lead to a successful conclusion despite some delays caused by the China virus.</p>
<p>In early 2019, Copart contacted Ed Redlich about acquiring a +/- 100 acres industrial site in Miami-Dade County for their catastrophic response operations to temporarily store vehicles that sustain damage from natural disasters. The ComReal team prepared a comprehensive site selection of available properties that would suit their needs. The Homestead Park of Commerce was selected due to it&#8217;s availability, industrial zoning and economical price within the Miami marketplace. For over twenty years, this site has had challenges with prior owners, market conditions and issues with the site itself including compatibility issues within the flight path of the US Air Force base. The determinism by Ed Redlich, and his father Ron, finally found the once-in-a-lifetime solution.</p>
<p>Ed Redlich states that<em> &#8220;This project is truly a win-win-win-win-win! A win for the U.S. Air Force Base, a win for the ownership, a win for Copart USA, a win for the City&#8217;s residents and a win for local construction workers.&#8221;</em> Redlich was <em>&#8220;Redland raised”</em> in Homestead for 20+ years and graduated from South Dade High School in 1991. He volunteered with The Homestead Vision Council for over a decade and had the honor of serving as the Chairman of the Board from 2006-08. Throughout their career, the Redlich&#8217;s have sold hundreds of acres of land and assisted their clients in creating hundreds of jobs in the South Dade community including Dunham Bush Air Conditioning, Sea Hunter Boats, Deco Truss Company, Flowers Bakery, Enterprise Rent-A-Car and more.</p>
<p><em>&#8220;There is plenty of land for more businesses and job creation to come to the South Dade community.&#8221;</em> Redlich adds. <em>&#8220;Let’s all work together to go recruit more businesses and demonstrate that “Homestead is open for business”.</em></p>

The sale price was $2,275,000 or about $18 per square foot. ComReal represented the Seller, Precision Response Corporation (PRC). The Buyer is Deerwood Financial Center and its principal is Mr. Brett Houston. DFC was represented by Mr. David Colonna of Colonna Properties. PRC had previously used the vacant land site as its parking lot for 300 employees that once occupied the two adjacent office buildings that were used for their call center operations. In the Fall of 2007, PRC vacated all three properties in Deerwood Park and ComReal was retained to represent all three owners in their subsequent dispositions.</p>
<p>In November, the 11,000 sq. ft. Deerwood Office Space at 11400 SW 119th Avenue was leased to Enterprise Rent-A-Car for their South Florida Regional Headquarters.  Then in December, the 22,000 sq. ft. Deerwood Center at 11975 SW 140th Terrace was sold to Sunrise Home Health Care Company for $3,500,000. ComReal represented the Seller, Burger King Corporation. The facility had been originally constructed and operated by Burger King Headquarter’s backup data center.</p>
<p>In November, Mr. Houston had placed the three acres under contract, when shortly thereafter in January, PRC announced that it had filed for Chapter 11 Bankruptcy. ComReal calmly assisted both parties and the bankruptcy court to evaluate the property’s value and market conditions which lead to the court’s final approval of the sale. ComReal’s marketing efforts for all three properties were both comprehensive and methodical. The properties were collectively advertised via the website: www.deerwoodparkproperties.com.</p>
<p>Deerwood Financial Centre plans a 50,000 sq. ft., two story office building designed to withstand a Category 5 hurricane with full back-up power capabilities. The building is designed to appeal to financial institutions and others requiring  secure premises from which to provide operations center and data processing functions. The site has access to a fiber optic “pipe” and to Florida’s Turnpike Extension, the Palmetto Expressway and State Road 878- Snapper Creek Expressway, making it particularly suitable for operations center and data processing functions.</p>
<p><em>“These three recent, major commercial real estate transactions are proof that the South Dade commercial real estate market is strongly desired by both users and investor/developers.”</em> states Edward Redlich. <em>“In fact, ComReal Miami has increased its focus in the area and now has ten associates specializing in South Dade. Several of us have personally invested in South Dade’s commercial real estate. One example of this is our 232,000 sq. ft. warehouse/office development known as Eastgate Business Park in Homestead adjacent to the Speedway.” </em></p>
