The sales price was $4,065,000. The property is zoned industrial and was one of the largest sites of it&#8217;s kind available in South Dade County. Ed Redlich specializes in Miami&#8217;s commercial market and was aware of the property&#8217;s availability. On behalf of Rene Taylor, the Seller, Redlich was able to negotiate a contract with a premium sales price, monthly price escalations and monthly non-refundable deposits. <em>“Ed has negotiated on my behalf with knowledge and professionalism that is unprecedented, I have full confidence in his abilities and he has proven that the customer comes first.”</em> states Rene Taylor. <strong>In the past year, Ed Redlich has been a leader in South Miami-Dade County&#8217;s commercial sales transactions totaling over $20,000,000 and over 100 acres!!!</strong></p>
<p>The purchaser, RAM Land Investments, identified this site by conducting a comprehensive site selection for RAM&#8217;s industrial manufacturing need. During the permitting application period, they discovered that the County would not permit their intended use. They reacted quickly and procured a second purchaser, Country View. RAM then assigned the Purchase &amp; Sales Contract over to County View. They now intend to develop the property for residential homes which is much more appealing to the County and local neighbors within the Princeton Charrette.</p>
