The search began in May 2011 when one of the principals with Monaco Foods came to ComReal’s office at the Miami Free Zone, in Doral. There he met with Edison Vasquez to discuss their future warehouse needs for their foods distribution business for the North and South America markets.  Monaco Foods’ requirement was to locate a warehouse larger than 40,000 sq. ft. located in central to northern Miami-Dade County.  Edison Vasquez along with colleagues, Ed Redlich and Chris Spear, identified multiple properties over the next two years.  However, none of them seemed to offer the value and flexibility that Monaco Foods required.The search continued adding vacant land parcels to the site selection in order to develop a new, custom built warehouse.  Just before signing a deal on a land parcel, this Miami warehouse came on the market and met most of the criteria.</p>
<p>The subject property had been available for lease for several months prior to its availability for sale. Recognizing its great value, ComReal assisted Monaco Foods with the negotiations on the building, which was then placed under contract within a few weeks. At a total size of 75,526 sq. ft. it’s one of the largest sales to an owner-user in Miami-Dade County so far this year. Additionally, this was one the last few large warehouses, above 50,000 sq. ft., available for purchase by an owner-user.</p>
<p>The property is located within the Sunshine State Industrial Park off of the Golden Glades highway interchange, where I-95, Florida’s Turnpike, Palmetto Expressway (SR-826) and US-441 meet; making this location ideal for distribution. The building was originally constructed in 1981 and formally occupied by the company Bullet Line. The seller was Keystone Florida Development, LLC., affiliated with The Pugliese Company based in Delray Beach. Cushman and Wakefield of Florida represented the Seller.</p>
<p><em>“This transaction shows the great strength of Miami’s industrial real estate market.”</em> states Vasquez. <em>“The vacancy rate has been declining during the last two years and currently sits at 6.4%. This is down from 9.9% in 2010 and below the national average of 8.6%. The total Miami Industrial Real Estate Market size is about 230 million square feet. The North Miami/Sunshine State sub-market is about 31 million square feet and has a vacancy rate of 6.1%.”</em></p>

										<content:encoded><![CDATA[<p>Due to recent negative press, it is especially important in this particular quarterly report to distinguish the industrial market from Miami&#8217;s overall commercial real estate market (i.e. office, retail, multi-family, etc.) Financing remains a challenge for all commercial properties and businesses. Miami has about 245M square feet of total warehouse space. The vacancy rate rose slightly to 10% and lease rates fell slightly to $7.65 per square foot gross. By comparison, both of these stats happen to be about equal to the national averages. These figures are not all that bad considering we are in a national recession; things could be worse. However, in an effort to retain and attract prospective tenants, the more aggressive landlords further reduced their lease rates, offered free monthly rents and tenant improvement allowances.</p>
<p>Although the past three quarters have been very poor, there were three positive signs this 3rd quarter. First, overall activity and closed deals have significantly increased. ComReal reports 15 transactions all over 25,000 sq. ft. Secondly, there is only about 200,000 sq. ft. of warehouse space under construction right now which will improve absorption. Thirdly, national and local exports are on the rise partly due to the lower dollar value and higher standards of living across the globe. More exporting means more warehouse space in Miami. These three facts may give indication that Miami&#8217;s industrial market has the potential to rebound faster than all other commercial property types. 										<content:encoded><![CDATA[<p><img loading="lazy" decoding="async" class="aligncenter wp-image-17937" src="https://www.edwardredlich.com/wp-content/uploads/2018/08/Costex-Corp-in-Miami.jpg" alt="" width="774" height="774" />November 2007 &#8211; Edward Redlich, CCIM and the Industrial Division of ComReal Miami, Inc., successfully located the property for Costex’s Corporation. The property consists of an office and warehouse building on 17 acres of industrial land. The site is located at 5800 NW 74th Avenue at the intersection of the Palmetto Expressway and 58th Street near Miami Int’l. Airport. The acquisition price was $21,000,000 or about $28 psf based on the land.</p>
<p>Costex was attempting to locate a suitable property for the last couple of years, but was unable to find a property with both highway exposure and large enough to support their future expansion needs. ComReal worked with the Costex principals, Gilberto &amp; Teresa Uribe, in the past when they purchased their existing, smaller facility nearby and their 50,000 sq. ft. expansion to Dallas, Texas. Their previous experience with ComReal gave the Uribe’s the confidence and to work with Mr. Redlich once again. The Uribe’s were looking for a minimum of 200,000 Square Feet that was ready for occupancy. But, due to Miami’s tight industrial market they decided to purchase the former Farm Stores distribution warehouse. The Uribe’s plan to keep the existing office building on the site and then custom-build an additional 180,000 square feet of distribution warehouse on the site.</p>
<p>Costex Corporation’s current distribution center in Miami, Florida houses one of the largest inventories of new replacement parts for construction equipment in the United States. With over 160,000 square feet of warehouse space, this facility stocks a complete line of parts including: nuts and bolts to undercarriage systems. Costex’s state-of-the-art inventory management control system assures customer orders are shipped promptly and accurately.</p>
<p>Since its creation in 1980, Costex Tractor Parts overcame many obstacles and challenges before reaching its current level of success and recognition. In the early 80&#8217;s, the company started as a small export office specializing in sourcing and selling replacement parts for various heavy equipment. During the late 80s, Costex started to stock the complete range of parts from worldwide quality manufacturers. Finally, in the late 90s, Costex shifted towards manufacturing, and introduced the CTP brand. Through its 25 years in existence, Costex Corporation always maintained the same vision: Supplying the best quality parts at the best value.</p>
