The total size is 17,850 sq. ft. The properties features included dock height loading, with one drive-in ramp, partially air conditioned warehouse space and a mezzanine for extra storage. BIP also has great access to the Florida Turnpike and Dolphin Expressway. The Doral warehouse is within the Airport West Dade sub-market near Miami International Airport. The new owner will now use the property for their advertising services company. The ComReal Miami Warehouse Team represented the buyer, Natalie Baro with B&amp;B Properties. Flagler Realty represented the seller, Alegra Holding (Alegra Motorsports).</p>
<p>ComReal states that there are fewer free-standing warehouses for sale in the Doral area. The buyer did well to purchase this building since there are not any more of these being constructed due to the high construction costs as well as the bureaucracy. Alternatively, there are several spaces available for rent in a similar size range in the Doral area. 										<content:encoded><![CDATA[<p>On November 20, 2006, ComReal Miami handled the sale of a warehouse located at 11125 NW 29th Street located in Beacon Industrial Park in Doral. ComReal’s Vice President Ed Redlich, CCIM oversaw the transaction, which he co-brokered with Florida International Realty.</p>
<p>The 40,308-square-foot warehouse was sold by Trellis Investments, Inc. and bought by Gateway Ventures LLC for $4,250,000. Redlich successfully located and assisted in the acquisition of property, which will serve as a distribution facility for Andes Chemical Company. Led by Fernando Espinosa, Jr., who was recently named Hispanic CEO Magazine as CEO of the Year, Andes Chemical is an exporter of raw materials and equipment for the paint, ink, adhesive, cosmetics, pharmaceutical and personal care industries into the Caribbean, Central America and South America.</p>
<p>The company started with minimal warehouse space of 500 square feet and as the company grew, so have its warehousing facilities. When looking for a warehouse facility of over 30,000 square feet in the Miami Airport West area, Espinosa contacted ComReal. Selected from over twenty properties, ComReal’s experts skillfully negotiated the transaction for Andes’ new warehouse, while allowing the company to continue to conduct its daily business operations.</p>
