The Doral warehouse consists of 10,000 sq. ft. and is part of the Americas’ Gateway Park community. The property is located at 8888 NW 24th Terrace, in the Doral industrial area.
Triton Windows Distributors has had growth over the last few years and the purchase of the new Doral warehouse is a part of their strategic plan for the future. Chris Spear led the Miami Warehouse Team with this assignment, and Triton now has a space that is aligned with their plans.
Triton contacted Chris Spear, in January 2012, to seek ComReal’s assistance in locating a warehouse in Miami-Dade County. ComReal prepared several packages which included a variety of warehouses from Doral to Medley. After touring several properties, Triton Window Distributors chose the warehouse in Americas’ Gateway Park because the warehouse allowed for their future growth and the negotiated price was below the market.

According to CoStar, the vacancy rate for warehouses in this area currently stands at 8.4%; about 2% less than the national average. Being close to Miami International Airport and major expressways, along with its newer buildings, makes the Airport West Dade / Doral market attractive for numerous distribution and transportation companies.

Doral freight forwarder, Forward Systems Group, leased a Doral warehouse space. Dan Berkovitz, a warehouse broker with ComReal Miami, closed the lease transaction of 5,000 square feet. The Doral warehouse is located at 1913 NW 79th Avenue, in the Miami International Commerce Center (MICC) in Doral. The landlord is PS Business Parks which has other Doral warehouse spaces for lease.
Mr. Berkovitz represented the freight forwarder. His past experience with logistics in the U.S. Marines helped him understand his client’s needs.
