In a series of three separate lease transactions, a non-disclosed distributor of building supplies acquired new warehouse spaces in South Dade, Doral and Pompano Beach totaling 45,500 sq. ft. Edward Redlich, SIOR, CCIM, Vice-President of ComReal Miami was retained to represent the national, credit tenant in their new lease acquisitions.

The distributor has an ambitious plan for growth and expansion in South Florida. Redlich first gained an understanding of their specific needs then commenced three comprehensive site selections in each of the following sub-markets including South Dade, Doral and Pompano Beach. After several of the warehouse spaces that best matched their criteria were identified, Redlich presented each landlord a request for lease proposal. “Although the distributor has both a standard RFP and building specifications, each warehouse property and landlord was uniquely different.” states Redlich. “After careful discussions with their corporate real estate director, legal counsel and regional manager we were able to acquire the best warehouse space in each market for our client on the best terms possible.”

Here is a summary of each new location:

  • 11,000 sq. ft. at 13880 SW 119th Avenue in Deerwood Business Park in South Dade. Owned by Seagis Property Group and represented by Easton Realty.
  • 7,000 sq. ft. at 1881 NW 87th Avenue in Beacon Centre in Doral. Owned by Prologis and represented by State Street Realty.
  • 25,500 sq. ft. at 1700 Park Central Boulevard in Park Central Business Park in Pompano Beach. Owned by Duke Realty and represented by CBRE.

ComReal also assisted in the client’s lease renewal of a warehouse space measuring over 7,000 sq. ft. in Ft. Myers / Naples, Florida.
